Jake Zeiter

President

Jake joined Southwest Equity Partners in fall 2021 as the company’s President. Jake’s role as President focuses on strategic planning, talent recruitment and development, high-level asset management and maximizing operational efficiencies, while simultaneously ensuring that the value of the client’s assets are maximized and protected.

Prior to and concurrently with this role, Jake serves as the CEO & co-Managing Partner of Insight Investment Partners, a real estate asset management & acquisitions company headquartered in Las Vegas. Insight Investment Partners is a commercial real estate company with over $2B in transaction history in multiple trade areas and asset classes. Since joining Insight, Jake has led the acquisition of $75M in assets in San Diego’s apartment inventory.

Prior to his time at Insight, Jake worked at Wynn Resorts in Las Vegas and Boston in various management roles, overseeing hundreds of employees and tens of millions of dollars in annual revenue.

Jake is a graduate of the University of Nevada – Las Vegas, and is an active member of the Urban Land Institute. Jake is also a Board Member and a Finance Committee Member of the Downtown San Diego Partnership.

Will Creagan

Will has over 38 years of multifamily real estate experience. He began his career as a multifamily broker Grubb & Ellis, Carlsbad. He then transitioned into successive brokerages, including Cassidy Turley, DTZ and Cushman Wakefield. Will also served as President of Melroy Investments for 5 years before founding Southwest Equity Partners in 2006.

Will has been the principal partner in over $250M of investment transactions amongst various partners in San Diego, Las Vegas, and Phoenix since SWEP was founded in 2006, and has brokered over 8,000 apartment units during his career and has been a part of $1B in multifamily transactions.

Will graduated from the University of San Diego in 1986 with a BA in Business Administration. As a student, Will was a Founding Father of the Sigma Chi Chapter and rowed on several successful Division 1 Rowing Teams at USD.

Will currently serves in the Encinitas Rotary Club; previously, Will served as the President of the San Diego County Commercial Association of Realtors.

Rafael Reyes, CPA | MBA

Chief Financial Officer

Rafael Reyes is the CFO of Insight Investment Partners and its affiliates, including Southwest Equity Partners.

A licensed CPA with a Master’s in Accountancy from BYU, he oversees FP&A and P&L management for over 100 properties throughout our management portfolio.

In addition, Rafael is the President of our affiliate company Insight Administrative Services. IAS acts as the asset manager for over $200M in real estate investments, including multifamily, office, retail, NNN properties, medical operating companies and a construction development arm.

Before joining the team at SWEP and IIP, Rafael led over $10B in commercial construction projects and held finance roles at KPMG and Tekton Builders. He lives in Henderson, NV, with his wife and three children.

Sam Nucum

Director of Operations

Sam is the Director of Operations, where she oversees client onboarding, marketing, HR, software systems, and vendor engagement. She joined SWEP in 2021 and was promoted to her current role in 2024.



A USD Real Estate alum, Sam previously held roles at Bosa Development and Harman Asset Management. She also manages one of SWEP’s flagship properties in Pacific Beach and is active in ULI and IREM, serving on the Young Leaders Committee.

Kathy Ilacqua

Director of Marketing & Business Development

Kathy is the Director of Marketing and Business Development, where she partners with multifamily owners to drive ROI through data-driven marketing and strategic growth initiatives.



Previously a Sr. Regional Solutions Specialist at Rent., she brings deep expertise in multifamily digital marketing, with a focus on full-funnel strategies and market-driven campaigns that attract both residents and investors.

James Brechlin

Director of Client Services & Asset Management

James is the Director of Asset Management, where he drives portfolio performance and long-term value creation across all properties. He joined our team in early 2023 after completing over $200M in multifamily transactions at CBRE – Los Angeles.



A San Diego State University graduate, James is active in the Urban Land Institute and previously served as a Big Brother mentor. He lives with his wife, daughter, and two dogs.

Tracy Kiralla

Director of Property & Resident Services

Tracy is the Director of Resident Services, overseeing resident relations and maintenance, with a team of 35 across 100+ properties and 1,800+ units in San Diego. She joined SWEP in 2018 and was promoted to her current role in 2021.

With over 30 years of leadership experience  in customer service and real estate, Tracy leads operations supporting $54M in annual rental revenue. Tracy is also our HOA Expert and oversees multiple high-dollar HOA communities throughout Coastal San Diego.

She holds a degree from Cerritos College and is a proud mom and grandmother.

Rakhi Talsania, MBA

Controller

Rakhi serves as our Controller, the most integral team member of our Accounting Department. She and her team of staff accountants and accounting managers are responsible for the day-to-day management of all property financial activities, including both AP and AR, monthly reconciliations, distributions and cash flow management.

Rakhi joined SWEP after having spent more than 15 years in the accounting field, including as a staff accountant, senior property accountant and a controller at other property-management focus companies.

Rakhi holds a masters degree in accounting.

Alethea Acasio, CAM

Regional Property Manager

Alethea is one of our team’s Regional Property Managers, overseeing 30+ properties and 650+ units across San Diego.

She brings strong leadership and a hospitality-driven approach to management, having worked for several years in leadership at Marriott Hotels. Her previous role as a Community Manager at Trinity Property Consultants allowed her to develop a deep understanding of property management.

Alethea is also active in SCRHA’s NextGen Committee and the San Diego Downtown Partnership, and is CAM certified through the National Apartment Association.

Natasha Petros, ARM | CPM

Regional Property Manager

Natasha joined Southwest Equity Partners in Fall 2024 as a Regional Property Manager, overseeing 35 communities and 650+ units across San Diego.

With a background in operations, business development, and military service, she brings leadership and expertise from roles at firms like Capital Growth and CFI.

Natasha is an Accredited Residential Manager and active in IREM, recently receiving her Certified Property Manager designation.

Lauren Kelly, CAM

Portfolio Manager

Lauren brings over 10 years of boutique community management experience to SWEP.

She is responsible for overseeing various owner-held portfolios, totaling more than 15 communities and 300 units across Southern San Diego. Lauren started her career in property management as an assistant, and has held every resident-facing position, including being an on-site manager.

Lauren is CAM certified through the National Apartment Association.

John Durazo

Maintenance Manager

John is the leader of our Maintenance Department.

With more than 20+ years of maintenance management, supervisory experience and construction & renovation leadership, John plays an integral role in the day-to-day management of our 15+ person strong maintenance team.



Our maintenance team has various certifications, including a General Contractor’s license, various industry certifications and is able to handle almost any assignment thrown our way!
