Our Services

Southwest Equity Partners is a San Diego-based property management organization with a mission of setting the standard for client service in multi-family management in San Diego County. Since 2006, we have been building our business by building relationships with both our tenants and investment property owner clients.


We have experience managing all types of multifamily communities, in varied locations throughout Southern California. Our current portfolio includes Coastal Apartments, Class A New Construction, Workforce-Centered Housing, Student-Focused Residential Communities and entirely Micro-Unit Communities.

Our apartment and mixed-use communities span all of San Diego County, from the tip of Oceanside to the coastal edges of Imperial Beach. We manage properties across every region, including the Northern Beach Cities such as Oceanside, Carlsbad, and Encinitas; the inland areas of Poway, Escondido, and Vista; central communities like La Jolla, Pacific Beach, Bankers Hill, Hillcrest, North Park, and Downtown; and the southern and eastern cities of La Mesa, El Cajon, Chula Vista, and Imperial Beach.

  • MARKETING

    We'll prepare your property for rent and evaluate the current rental market to get you the best return on your investment. We'll market your property on a host of platforms.

  • SCREENING & SELECTION

    We have a stringent screening process to ensure that your property will be filled with reliable, responsible tenants.

  • MAINTENANCE & INSPECTIONS

    Your property is a significant investment. We prioritize it's longevity - we'll make sure maintenance requests are seen to immediately and will do regular inspections.


    We have an in-house maintenance and facilities team that can handle every aspect of your property's needs.

  • RENOVATIONS

    We have experience managing over 1,500 apartment renovations! We offer services that include bidding, permit & inspection management, construction oversight & FF&E installation. 

  • FINANCIAL

    With our accounting and bookkeeping services, you can rest easy, knowing you'll get paid on time, your books are up-to-date, and your tax forms are accurate.


    You receive a once-per-month set of Owner reports that include leasing updates, maintenance work, financials and invoices.

  • LEGAL

    We know and adhere to the latest local, state, and federal legislation that applies to renting and managing rental properties.

  • TENANT MOVE-OUT

    When it's time for a tenant to move out, we'll take care of all move-out procedures, including final inspections, security deposit returns, and turnover maintenance.
